PERSPECTIVES

A Message From Tanya R. Boggs
Senior Vice President,
Mortgage & Business Services

Tanya R. Boggs

It seems that each day we are hit with the relentless reporting of gloomy economic news. With a sluggish economy, market volatility, and housing depreciation, you may be concerned about how your finances are being impacted, and what you should be doing about it.

Now is a very good time to step back and consider your financial situation, and what steps you can take to improve it. For most of us, our mortgage is the single largest payment in our household. It may be time to make some changes to the home loan (or loans) that made sense at one time, but are not working well for you now. With your credit union at your side, this is not as difficult or time-consuming as you might think.

Why Now Really is the Best Time to Buy

It’s a mixed bag of messages out there, isn’t it? One news outlet touts the headline “Why you’ll never own a home” while another leads with the announcement that the Feds have cut rates…again. So which one is it? Can a first time homebuyer afford to own a home in today’s volatile real estate market?

Yes. Rates really are low. Choices are plentiful. And buyers with good credit (not just those with great credit), a stable work history, and the perseverance needed to tour the number of homes currently on the market can walk away with a mortgage deal that benefits them for 5, 15, and even 40 years to come.

Space Coast Credit Union offers a number of programs for First Time Homebuyers, including our “$0 Down” and “HLPR” Programs.

Through a consultation with one of our award-winning Mortgage Loan Officers, members with more moderate incomes and less available money for down payments can turn the current market to their advantage. Serving members of every means is an important part of being a community-based cooperative. SCCU can’t make the cost of a home go down, but we can find a mortgage that keeps monthly payments within your budget. If you are looking to buy your first home, or you know someone who is, contact us today.

SCCU $0 Down Program

  • No down payment!*
  • Up to 100% financing
  • Fixed rate or adjustable
  • No income restrictions
  • For homebuyers with good credit, stable income, but little savings

SCCU HLPR Program

  • Up to 97% financing
  • 1% rate discount
  • Fixed rate
  • For homebuyers with low or moderate incomess

*Member responsible for funds needed for closing costs and pre-paid escrow
^ These loan programs constitute first mortgage liens secured by the home and property. The down payment is determined by the Loan to Value ratio (95% LTV = 5% down payment). Loans exceeding 80% of the appraised value of the home require private mortgage insurance
